What is stamp duty in Australia?

Stamp duty (transfer duty) is a one-off tax charged by each state and territory when you buy property. Rates are progressive and set independently by each jurisdiction.

How much is stamp duty on a $600,000 house?

It depends on the state: roughly $21,412 in NSW, $31,070 in Victoria and $20,025 in Queensland under 2025-26 standard rates.

Do first home buyers pay stamp duty?

Most states offer a full exemption or concession for first home buyers up to a threshold (for example up to $800,000 in NSW), with a sliding scale above it. This tool shows standard rates, not concessions.

Is stamp duty the same in every state?

Stamp duty — officially transfer duty in most states — is a one-off state tax on property purchases and usually the largest cost after the price itself. Each state and territory sets its own progressive brackets, so the duty on the same price varies widely.

How it is calculated

Duty is charged on the dutiable value (normally the purchase price) using marginal brackets. This tool applies the standard 2025-26 general/investor rates. Owner-occupier and first-home-buyer concessions can reduce or remove the duty, so treat the result as an upper estimate.

NSW about $21,412; Victoria about $31,070; Queensland about $20,025. Victoria is generally the most expensive and Queensland among the cheapest at typical prices.

Foreign buyers

Non-resident foreign buyers pay a surcharge on top of standard duty — around 8% in NSW, VIC and QLD and 7% in WA and SA — calculated on the full value. The ACT and NT do not levy a foreign surcharge. Always confirm current figures with the relevant state revenue office before transacting.
